							<p data-start="481" data-end="950">The 28th scientific and professional conference <strong><em data-start="529" data-end="555">Financijsko tržište 2025</em></strong>, organized by the Croatian Banking Association (<em data-start="604" data-end="628">Hrvatska udruga banaka</em>), took place in Opatija on May 22 and 23. Once again, the event gathered numerous experts from the financial and economic sectors. Our participation in this important event provided an opportunity to exchange knowledge, follow current trends and contribute to the ongoing dialogue about the future of the financial market.</p><p data-start="952" data-end="1239">Over the course of two days, the conference addressed key macroeconomic challenges shaping both the domestic and global financial landscape. Particular focus was placed on adapting to new regulatory requirements, the digitalization of services and the development of capital markets.</p><p data-start="1241" data-end="1543">The first day focused on the role of banks as engines of economic growth, with discussions centering on lending, investment and upcoming regulatory measures. It was noted that a certain slowdown in lending activity is expected, alongside adjustments aimed at more sustainable and balanced development.</p><p data-start="1545" data-end="2007">The second day focused on strategic directions for the development of the capital market up to 2030. Specific initiatives were presented to support stronger regional integration, broader involvement of institutional and retail investors, and greater public interest in capital market participation. Participants also discussed the challenges of implementing European regulations and the need to balance digital transformation with a personalized approach to clients.</p><p data-start="2009" data-end="2336">Despite the unusually cloudy weather for late May in Opatija, the conference atmosphere remained dynamic and constructive. A shared conclusion was that the Croatian banking sector continues to demonstrate strong stability, openness to innovation, and responsibility in adopting new technologies and responding to market trends.</p><p data-start="2338" data-end="2494">We thank the organizers, speakers, and all participants for a well-executed conference, and we look forward to continued collaboration in the years to come.</p>						</div>

							<p class="" data-start="159" data-end="383">We participated in this year&#8217;s Money Motion conference in Zagreb – a two-day event that brought together experts from the financial and technology sectors to exchange experiences and insights into the industry&#8217;s development.</p>
<p class="" data-start="385" data-end="763">The first day was dedicated to artificial intelligence. The panel discussion made it clear: technology alone is not enough – without adapting internal processes, there is no real impact. AI must serve users, not the other way around. One of the quotes that sparked smiles and perfectly captured AI&#8217;s potential was:<br /><strong data-start="700" data-end="763">&#8220;</strong>Artificial intelligence is like autocomplete on steroids.<strong data-start="700" data-end="763">&#8220;</strong></p>
<p class="" data-start="765" data-end="1026">On the second day, the focus shifted to questioning whether certain terms still reflect reality – among them, &#8220;traditional banking.&#8221; The conclusion was clear: digital channels are no longer an additional option but the primary way to communicate with customers.</p>
<p class="" data-start="1028" data-end="1351">A particularly interesting panel discussed mid-sized banks, which, despite having fewer resources than the largest players, possess a crucial advantage – agility, local expertise, and a more personal approach to clients. These strengths help them remain resilient and relevant in an increasingly complex market environment.</p>
<p class="" data-start="1353" data-end="1550">Arvio fits perfectly into this dynamic, especially through innovations in property valuation, real estate portfolio management, and the digitalization of residential and mortgage lending processes.</p>
<p class="" data-start="1552" data-end="1692">We thank the organizers and all participants for the outstanding panels, conversations, and experiences that helped broaden our perspective.</p>						</div>

<h3 class="wp-block-heading">Idea</h3>
<p>Financial institutions are facing increasing more demanding regulations on ESG with green mortgages on the horizon. In the future, the estimation of real estate value for the purpose of insurance or collateral will not be enough &#8211; it will have to include the environmental risks. By including individual real estate-specific data about environmental changes based on satellite data we will track the value of the real estate over time and estimate the impact of the changing environment on the real estate value.&nbsp;</p>

<p>EU Space Technologies</h3>
<p>With the use of Sentinel HUB and Copernicus data, we will be able to estimate the changes in the environment for individual real estate and areas. We will be using:</p>

<li>Normalized Difference Moisture Index (NDMI)

<li>The normalized difference moisture Index (NDMI) is used to determine vegetation water content and monitor droughts. We analyze historical snapshots to determine areas prone to drought.</li>

<li><strong>Sentinel-3 SLSTR</strong>

<li>Land Surface Temperature (LST)
<ul>
<li>A simplified definition would be how hot the &#8220;surface&#8221; of the Earth would feel to the touch in a particular location. From a satellite&#8217;s point of view, the &#8220;surface&#8221; is whatever it sees when it looks through the atmosphere to the ground. We&#8217;ll use historical analysis of relative difference in temperature to identify hot-spot locations prone to higher temperature shock.</li>

<li>Water Bodies Occurrence (Water Bodies)

<li>The Water Bodies product detects the areas covered by inland water along the year providing the maximum and the minimum extent of the water surface as well as the seasonal dynamics. Combined with relief model, we&#8217;ll estimate risk of flooding for a particular real estate.</li>

<p>We will tackle the challenge of Innovating financial tools and technologies. As mentioned above the estimated value of the real estate will have to include environmental risks. Hence we will be developing Green Index to indicate the environmental risk of the neighborhood and apply the estimated impact to the estimated value.</p>
