Specialist Seminar: Real Estate Valuation

On June 6, 2025, the Specialist Seminar Real Estate Valuation was held in Zagreb, organized by Libusoft Cicom. The seminar gathered experts in the field of property valuation, as well as representatives of legislative and professional institutions, with the aim of exchanging knowledge and following current trends in the sector.

Lectures were delivered by Željko Uhlir, M.Sc., Dipl.Eng. (State Secretary at the Ministry of Physical Planning, Construction and State Assets) and Branimir Majčica, MSc in Land Management (Deputy for Real Estate Valuation and Inventory of City Property at the City Office for Asset Management and Housing, City of Zagreb) — both distinguished experts and authors in the field of real estate valuation.

During the seminar, several key topics were addressed that increasingly influence the daily work of valuers:

ESG criteria in real estate valuation – challenges and opportunities of their integration into valuation methodologies;
National affordable housing plan – legislative initiatives that will affect supply and demand on the market in the long term;
The impact of energy renovation and the presence of elevators on the market value of residential units – results of recent analyses conducted in several Croatian cities;
Special property features – the importance of correct identification and inclusion in valuation in order to achieve sustainable and transparent results.

For us at Arvio, participation in such seminars represents a valuable opportunity for professional development and knowledge exchange with colleagues from the profession. The knowledge gained will help us to further develop our valuation methodologies and provide services that are transparent, compliant with the legal framework, and relevant to the market.

EAA Spring Summit 2025

On May 27 and 28, 2025, Ljubljana hosted the biannual European AVM Alliance (EAA) Summit – a European association that brings together leading providers of Automated Valuation Models (AVMs) for the residential property market. The summit was organised in cooperation with Arvio, acting both as host and a member of the Alliance, and brought together key stakeholders from the AVM industry across Europe.

What is the EAA?

The European AVM Alliance (EAA) is a non-profit organisation whose mission is to raise awareness about the standards an AVM must meet in order to be compliant with European regulations, and to ensure users can rely on its results. The EAA also promotes transparency in the use of these models. Its members share a commitment to the development and implementation of reliable, regulation-compliant, and market-relevant AVM solutions for the residential property sector.

Summit Focused on Regulatory and Market Developments

This year’s spring summit focused on sharing knowledge and experiences related to:

current and upcoming regulatory requirements from the European Banking Authority (EBA) and the European Central Bank (ECB),
the application of AVMs in the context of credit risk assessment and the digitalisation of valuations,
and the latest trends and challenges in European property markets.

The event created space for high-quality discussions among industry experts, regulators, and institutional representatives, with an emphasis on the importance of robust and transparent AVM methodologies in an increasingly dynamic and complex market environment.

Arvio Presented the Latest Developments and Insights from the Slovenian Market

Representing Arvio, Ajda Kaluža gave a presentation titled “Latest developments at Arvio and in the Slovenian property market.” She discussed the ongoing development of AVM solutions implemented by Arvio in Slovenia, highlighting model accuracy, integration with local market data, and the relevance of AVMs in the context of the financial sector and risk assessment.

Particular attention was paid to current trends in the Slovenian property market – including shifts in demand, pricing, and regulatory frameworks – which sparked significant interest among participants and led to a valuable discussion on the regional applicability of AVMs.

As an active member of the EAA, Arvio remains committed to enhancing the transparency and reliability of AVM solutions and promoting open dialogue between regulators, financial institutions, and technology providers. By hosting this summit, we once again reaffirmed our role as a regional leader in AVM and PropTech innovation.

Financial Market Conference 2025: Key Topics and a Look into the Future

The 28th scientific and professional conference Financijsko tržište 2025, organized by the Croatian Banking Association (Hrvatska udruga banaka), took place in Opatija on May 22 and 23. Once again, the event gathered numerous experts from the financial and economic sectors. Our participation in this important event provided an opportunity to exchange knowledge, follow current trends and contribute to the ongoing dialogue about the future of the financial market.

Over the course of two days, the conference addressed key macroeconomic challenges shaping both the domestic and global financial landscape. Particular focus was placed on adapting to new regulatory requirements, the digitalization of services and the development of capital markets.

The first day focused on the role of banks as engines of economic growth, with discussions centering on lending, investment and upcoming regulatory measures. It was noted that a certain slowdown in lending activity is expected, alongside adjustments aimed at more sustainable and balanced development.

The second day focused on strategic directions for the development of the capital market up to 2030. Specific initiatives were presented to support stronger regional integration, broader involvement of institutional and retail investors, and greater public interest in capital market participation. Participants also discussed the challenges of implementing European regulations and the need to balance digital transformation with a personalized approach to clients.

Despite the unusually cloudy weather for late May in Opatija, the conference atmosphere remained dynamic and constructive. A shared conclusion was that the Croatian banking sector continues to demonstrate strong stability, openness to innovation, and responsibility in adopting new technologies and responding to market trends.

Money Motion 2025: Key Takeaways from the Conference on the Future of Banking

We participated in this year’s Money Motion conference in Zagreb – a two-day event that brought together experts from the financial and technology sectors to exchange experiences and insights into the industry’s development.

The first day was dedicated to artificial intelligence. The panel discussion made it clear: technology alone is not enough – without adapting internal processes, there is no real impact. AI must serve users, not the other way around. One of the quotes that sparked smiles and perfectly captured AI’s potential was:
“Artificial intelligence is like autocomplete on steroids.“

On the second day, the focus shifted to questioning whether certain terms still reflect reality – among them, “traditional banking.” The conclusion was clear: digital channels are no longer an additional option but the primary way to communicate with customers.

A particularly interesting panel discussed mid-sized banks, which, despite having fewer resources than the largest players, possess a crucial advantage – agility, local expertise, and a more personal approach to clients. These strengths help them remain resilient and relevant in an increasingly complex market environment.

Arvio fits perfectly into this dynamic, especially through innovations in property valuation, real estate portfolio management, and the digitalization of residential and mortgage lending processes.
